The inspection turned out to be not too bad. The buyer brought over his realtor friend who posed as a know-it-all (jackass) inspector. They were over a half hour late and showed up just as Chad and I were sitting down to eat dinner. They poked at my house, climbed into the attic, commented on how one of the columns that holds up my front porch is leaning ever so slightly to the right. What he didn't notice was the hole in the carpet in Aunt Lucy's room, the giant crack under the laminate flooring in the kitchen and dozens of other small but important flaws that will need replacing if he expects to make any sort of profit on this house. In the end he listed 12 things that needed fixing or replacing and opted to take a $2500.00 credit on the selling price instead of making me fix them. Some of the things on the list were as follows:
- roofing on shed needs complete replacement
- guest bath needs to be stripped and re-painted
- exposed wires in attic need professional electrician inspection
- fan in master bath needs replacement
- front base bib is "weeping" and needs replacement.
and so on. I think I did OK. By the time he finds all the other stuff he would have spent his $2500.00. I consider myself lucky because if his friend had actually been a licensed inspector they would have found everything and I would have had to fix these things for a family to take posession but since he' s just gonna gut my house anyway, the small stuff doesn't matter as much. so now I just need to have my appraisal on my house and then I think all the hard stuff is over. My appraisal is today at 5:00.
